  3. Legal checkBefore any deposit, our legal department checks the property and everyone involved — and clarifies which rules apply to you as a buyer.
  4. Viewing on siteYou come to Kaliningrad, see your shortlist and decide. We reserve the apartment.
  5. Contract and paymentWe agree a safe way to pay in advance. Many buyers come in person and pay locally — our lawyer explains how to do it properly.
  6. Registration and keysYou become the owner once the state register records you. For new builds, the apartment is handed over after completion.

Can a foreigner buy an apartment in Russia?

It depends on your citizenship, residence status and the property — the rules for foreign buyers have changed several times since 2022. Before you spend any money, our lawyer checks your specific case and tells you what is required.

Do I need to come to Kaliningrad to buy?

Not for choosing: you get listings, floor plans and videos remotely. Most buyers come in person to sign and pay. Whether a purchase by power of attorney is possible in your case, our lawyer will clarify.

What language do you work in?

In writing — English or Russian, whichever you prefer. Phone calls and viewings are in Russian. Contracts in Russia are signed in Russian; we explain every clause to you in writing in English beforehand.

How much does your service cost?

When you buy a new-build apartment you pay no commission: the developer pays our fee, and the price is the same as buying directly from the developer. For resale apartments we agree the terms in advance and put them in the contract.
